No Surprises
Most homeowners don’t know what to expect when they call a plumber. We fix that.

Here’s exactly what happens from the moment you call us to the moment we leave your property — no surprises, no unclear invoices, no work you didn’t approve. This is how we operate on every single call, whether it’s a burst pipe at 2am or a scheduled water heater replacement in September.

Every Single Call
Eight Steps — From the Phone to the Invoice
The same process on a 2am burst pipe and a scheduled September water heater replacement.
01
You call — a real person answers
Available 24 hours a day, 7 days a week, 365 days a year. Not a voicemail. Not an answering service that takes a message and promises a callback in the morning. When you call (530) 291-4380, a person who works for us answers. On emergency calls — burst pipes, no hot water with guests arriving, active flooding — we gather your information, give you immediate instructions, and dispatch while we’re still on the phone with you. If you’re calling about a burst pipe and the water is running: we will walk you through finding and shutting off your main water valve while we’re en route. You don’t have to figure that out alone.
02
We gather the right information
2–5 minutes. We ask smart questions so we arrive prepared. Address and exact location (which neighbourhood, any gate codes or property manager contacts). What you’re experiencing — symptoms, when it started, which fixtures are affected. Type of home — full-time residence or vacation property, approximate age of the home if known. Access — is someone onsite? Do we need to coordinate with a property manager? Is there parking or snow clearance needed? This pre-arrival triage means we come with the right tools and parts for the most likely causes — not making three trips because we showed up unprepared. For vacation property owners calling from out of town: give us your property manager’s contact. We’ll coordinate directly with them for access and keep you updated by phone and text.
03
We inspect and diagnose — before recommending anything
On-site, methodical, documented. We do not recommend work until we understand what’s actually happening. For plumbing systems this means: pressure testing the supply system to confirm whether a leak exists and approximately where; visual inspection of all accessible pipe runs, connections, and fixtures relevant to the complaint; camera inspection for any sewer line or main drain call — no sewer work is recommended without camera footage first; and thermal imaging where a hidden leak is suspected in a wall, floor, or ceiling. We photograph the problem we find — before we touch anything. This photo is part of your job record and is available to you for insurance claims or property management documentation.
04
We give you a written quote — before any work begins
No verbal estimates. No “we’ll figure it out when we’re done.” Every job gets a written quote before we start. We explain what we found, what needs to be done, why, and what it costs. We give you realistic options where they exist — repair vs replace, different pipe materials, phased approaches for larger projects. If there are multiple paths forward, we lay them out clearly with honest trade-offs. You choose. We price the following consistently: service call and diagnosis ($150–$250), common repairs listed with ranges, larger projects scoped specifically after the inspection. The quote you receive is what you pay. We don’t add charges mid-job without coming back to you first. For remote vacation homeowners: we send the quote by text or email. You approve it by reply. Then we work. You do not need to be physically present to authorise a job.
05
We do the work
Cleanly, competently, with the right tools and materials. We use the materials specified in the quote — not cheaper substitutes. We work methodically and cleanly, minimising disruption to the property. In vacation homes and rental properties, we work with the understanding that guests may be arriving soon or that the property needs to be left in good condition. We do not leave a job half-done. If we start a repair, we finish it or explain clearly what requires a follow-up visit and schedule that visit before we leave. For shared-wall condo properties (Northstar, Kings Beach): we coordinate with building management before shutting off shared supply lines. We don’t disrupt other units without advance notice.
06
We test — before we consider the job done
Pressure test. Flow test. Visual confirmation. After every repair, we test the system under normal operating conditions before we leave. Supply line repair: we pressure-test the full system at working pressure and verify no movement over a 10-minute hold. Drain repair: we run full flow through the affected fixture and camera re-inspect sewer line repairs after jetting. Water heater replacement: we run the unit to operating temperature and confirm proper function of the relief valve and thermostat. A job is not done until we’ve verified it works correctly. If something doesn’t test correctly, we fix it before we leave. We don’t invoice for a job we can’t confirm is working.
07
We document everything and send you the report
Before, during, and after — every job. Every job generates a photo record: the problem as found, the work in progress where relevant, the completed repair, and the post-repair test confirmation. For vacation property owners, this report is sent to your email within hours of job completion. For property managers handling multiple properties, we format the documentation for easy forwarding to individual owners. The report includes: job date and time, work performed, materials used, test results, and any additional observations (things we noticed that aren’t urgent but you should know about). The photo report is yours to keep for your property records, insurance files, or HOA documentation. We don’t charge extra for it — it’s part of every job.
08
We invoice — clearly, digitally, matching the quote
No surprises. No mystery charges. The invoice arrives digitally — by email or text — and itemises every charge: labour, materials, any additional work approved mid-job. The invoice matches the quote you approved in Step 4. If any additional work was needed mid-job, we got your approval before doing it, and that approval and its cost appear clearly on the invoice as a separate line item. Payment is due on completion for standard service calls. For larger projects (repiping, full sewer replacement), we discuss payment schedule in the quote phase. We accept credit card and bank transfer. For vacation property owners managing accounts remotely, we offer digital invoice payment by credit card or bank transfer.
Why We Publish This
Why We Document Our Process — And Why It Matters to You
There’s a reason most plumbing companies don’t publish a detailed service process: it makes them accountable. If we say we give you a written quote before touching anything, you can hold us to it. If we say the invoice matches the quote, you can check. We publish this process because it’s what we actually do — and because homeowners in Truckee, especially vacation property owners managing from the Bay Area or Sacramento, deserve to know exactly what they’re getting.
We serve a market where a significant percentage of our clients are never physically present when work is done. They trust us with access to their most valuable assets — cabins and homes worth $900K to $3M+ in some cases — and they need to know our process before they hand over a key code. This page is for them.
Remote Owners
Our Process for Vacation Property Owners — Managing It From a Distance
Roughly half our service calls involve properties where the owner is not on-site. This is a normal operating condition for us — not a special exception. Here’s specifically how we adapt our standard process for remote owners:
- Step 1 (Call): You can call us from anywhere. We coordinate with whoever is onsite — property manager, neighbour, key holder — while keeping you informed.
- Step 3 (Inspect): We send you the “as found” photo by text before recommending anything. You see the problem before you approve any work.
- Step 4 (Quote): Quote sent by text or email. You reply to approve. No in-person requirement.
- Step 7 (Report): Full photo report sent to your email within hours of completion. You see the before and after without making the drive.
- Step 8 (Invoice): Digital invoice to your email. Pay from wherever you are.
Many of our regular clients in Tahoe Donner, Donner Lake, and Northstar have never been present for a service visit. They trust the process. The process works.
Property Managers
Our Process for Property Managers — Multi-Property Service
For property managers handling multiple Truckee vacation rentals, our process scales:
- Your properties are flagged in our system — priority dispatch on emergency calls.
- You receive individual job reports per property, formatted for forwarding to each owner.
- Consolidated invoicing available — one invoice per billing cycle covering all properties, or per-property invoicing if your accounting requires it.
- October winterization scheduling: we coordinate a date-confirmed schedule across your full property list in one planning call.
- You get one direct contact number — not a general line that routes through a call queue.
Call us to discuss whether your property portfolio is a fit for our service model. We don’t take on more property manager relationships than we can serve well.
Our Standard
The Standard We Hold Ourselves To
We’re based in Truckee. This is our community. When we do work in Tahoe Donner or Glenshire or Donner Lake, we’re working in homes that belong to our neighbours — full-time residents and vacation homeowners who trust us with properties that matter to them.
The process above is not a marketing document. It’s what we actually do, on every call, for every client. If we ever fall short of it, we want to know — and we’ll make it right.

FAQ
Frequently Asked Questions About Our Process
Do I really get a quote before you start any work?
Always, without exception. We inspect, explain what we found, and give you a written price before touching anything. If you don’t approve the quote, you owe us only the inspection/diagnosis fee ($150–$250). No one has ever received a bill for work they didn’t agree to.
What if you find additional problems during the job?
We stop and tell you before doing additional work. You get a revised scope and revised cost. You approve it — or not. We never expand the scope of a job without your explicit approval. This has happened — we open a wall to repair a pipe and find a second problem behind it. We photograph it, call you, explain it, and quote it. Then you decide.
How long does a typical service call take?
Emergency calls (burst pipe, no hot water): 2–4 hours from arrival to completion for most situations. Drain cleaning: 1–2 hours. Water heater replacement: 3–5 hours. Repiping: 2–4 days. We give you a realistic time estimate at the quote stage — before we start.
Can you give me a price on the phone before coming out?
We can give you a realistic range — burst pipe repair runs $400–$900, water heater replacement $1,100–$1,800 installed, drain cleaning $225–$450. The exact quote requires seeing the specific situation. We don’t quote blind and we don’t adjust the quote after the fact.
What if I’m not happy with the work?
Call us. We come back and make it right. If a repair fails within the warranty period (90 days for most work), we return at no charge. If you believe a charge was incorrect, we review the job record with you — the photos and the approved quote — and resolve it.
Do you take photos even for small jobs?
Yes. Every job. A dripping faucet repair gets a before-and-after photo in the job record. We don’t distinguish between “big enough to document” and “small enough to skip” — every job has a photo record.
